The old town sits apart from the newer coastal urbanisations that dominate much of the Costa del Sol: buildings are low-rise, whitewashed, and mostly two to three storeys, following the street pattern that predates the tourism boom. It’s walkable to the marina, the town beach, and the Orchidarium, Estepona’s covered botanical garden near the bus station. The weekly street market and a mix of independent shops, bars and small restaurants along the pedestrianised lanes keep the area busy without the high-rise density found further along the coast.<\/p>\n
Property here is mostly resale townhouses and apartments in converted or renovated period buildings, rather than new-build developments \u2014 space is limited by the old town’s footprint, so stock turns over slowly and comes largely through resale and renovation projects rather than off-plan schemes.<\/p>\n
