What is La Marina / Puerto?
La Marina / Puerto is Sotogrande's most vibrant, walkable quarter, a waterfront residential area built around one of Spain's largest marinas, with around 1,380 berths accommodating yachts of up to 70 metres. It is really two connected parts: the original Puerto Deportivo, opened in 1989, with its pastel-coloured apartment blocks and Andalusian-style plazas, and the later Marina, laid out to the west around a network of man-made canals, where many homes have their own berth on the doorstep. Together they form the social and cosmopolitan heart of Sotogrande, with apartments and townhouses arranged around the water, pedestrian promenades, boutiques and restaurants.nnThis is the part of Sotogrande where you can live without a car: restaurants, shops, ice cream on the promenade and the beach are all a short walk away. Drive out to the far end of the breakwater for one of the best views in the area, the marina laid out behind you, Gibraltar and Morocco ahead. Homes range from studios to spacious penthouses with private rooftop pools.

British, German, Scandinavian and French residents are well represented.nnBecause it is built around apartments rather than villas, the Puerto is also Sotogrande's prime lock-up-and-leave and holiday-rental address. A large share of homes are second residences or short-term lets, so the port has a more seasonal rhythm than the permanent, family-oriented Alto, lively and crowded in summer, quieter in winter.nnOne distinction worth making: yacht owners are very much part of marina life, but the berth and the home are separate things. Many who keep a boat here actually live in a villa elsewhere in Sotogrande, or simply visit for the season. The marina apartments themselves tend to suit couples, downsizers and families with older children rather than large households.
