DEWhat is La Reserva?
La Reserva Club is a gated, elevated enclave in the hills of Sotogrande, developed by Sotogrande S.A. around an 18-hole championship golf course designed by American architect Cabell B. Robinson and opened in 2003. It sits above the rest of the estate, with views over the Mediterranean toward the Rock of Gibraltar. What put it on the map socially is The Beach, a freshwater inland lagoon club with a sandy shoreline that opened in July 2018 and remains one of the area's busiest spots each summer.
The residential side came in phases. Village Verde established La Reserva as a place to live rather than just play golf, followed by The Seven and The Fifteen. The top end of the market showed itself with Villa NIWA, an ARK Architects commission at The Seven that sold for around EUR 22.5 million. At this point the villa product is largely built out: new launches are occasional rather than an ongoing off-plan pipeline, and what does come to market tends to sell quickly.
The result is a gated, self-contained community organised around golf, wellness and family life rather than one built purely for off-plan speculation. Property here spans modern villas, townhouses, apartments and penthouses, most of them new or recent build.
La Reserva in 2026
La Reserva is the premium address in Sotogrande and the one with new product. Las Villas Sotogrande, 26 villas listed in July 2026 from about 1 million to 2.2 million euros, is the realistic entry point for new build here, and on resale At the time of writing (October 2026) we have two villas tagged to La Reserva, a six bedroom house at about 9.95 million and a seven bedroom at The Fifteen with the price on request, on our Sotogrande property page. Villa stock in the zone asks 5,500 to 7,000 euros per square metre, the top of the Sotogrande range, and gross yields on managed holiday lets run around 4 to 5.5 percent, both from our Sotogrande year round living post. The course was placed thirteenth in Spain's 2026 Top 100 and sixth by Golf Digest, its highest Spanish placing, and golf escape packages start from 605 euros, with every course on the coast in our golf courses guide; the new par 3 at The Alto Club next door, 27 euros a round from September 2026, is in our Alto Club post. Affluent international families and executive retirees seeking resort-style living: British, German, Scandinavian and Spanish households, many with children at Sotogrande International School. The profile skews toward buyers who value privacy, security and low-maintenance, turnkey-style properties with club facilities on the doorstep. Not everyone plays golf; plenty are there for the wellness offering, the restaurants and The Beach.

Yes. It is a fully gated community with 24-hour security and controlled access.
Can non-golfers live here?
Yes. Many residents use the wellness facilities, restaurants, beach club and family amenities without playing golf.
Is there beach access?
The Beach at La Reserva is a private, inland freshwater lagoon with a sandy shoreline, open seasonally (approx. June-October). The actual coast, Playa Sotogrande and Torreguadiaro, is a few minutes away by car.
Are homes ready to move in?
Most homes in La Reserva are completed and move-in ready. The villa product here is largely built out; new projects come along occasionally rather than as a steady off-plan pipeline, and available units tend to sell quickly once launched.
How far is the nearest airport?
Gibraltar is around 30 minutes away; Malaga is around 1 h 15 min via the AP-7.
Is a car essential?
Yes. The development is spread out across the hills. Some areas around the clubhouse are walkable, but a car is needed for daily life.
What schools serve residents?
Sotogrande International School is the primary choice, with an IB curriculum for ages 3-18. The International Montessori School is also nearby.
Can I rent out my property?
Many properties can be rented, but check the community and HOA rules, which may restrict rental frequency.
What new villas are for sale in La Reserva?
Las Villas Sotogrande, 26 villas released in July 2026 from about 1 million to 2.2 million euros, is the current new build in La Reserva and the cheapest way into the zone. Resale villas on the larger plots run from about 5 million upwards, and we list one at about 9.95 million at the time of writing.
How much is La Reserva per square metre?
Villa stock asks 5,500 to 7,000 euros per square metre on October 2026 asking prices from our listings feed, the premium end of Sotogrande. Sotogrande Alto asks 3,500 to 4,500 and Sotogrande Costa 2,800 to 5,000.
Can I rent out a villa in La Reserva?
Yes. Managed holiday lets in La Reserva return gross yields of around 4 to 5.5 percent in our experience, with the summer and the golf months carrying most of it. A tourist licence is needed for short lets and some communities set their own rules, so check both before you buy.
