San Pedro de Alcántara is part of Marbella municipality and sits between Puerto Banús and Estepona. We list a handful of villas here at any time, almost all in Guadalmina and Linda Vista, the two established beachside areas either side of the town.
San Pedro is the most affordable part of Marbella, with average asking prices around 5,450 euros per square metre in 2026 against close to 7,000 on the Golden Mile. It is also the part of Marbella that works best as a town: a pedestrianised centre, the boulevard built over the A-7 tunnel, a market, a proper beach promenade and the Laude and Aloha College schools within a few minutes. Marbella centre is 15 minutes, Puerto Banús 5, Málaga airport about 55 minutes.
Our stock here is villas, mostly with five to seven bedrooms, in Guadalmina Alta and Guadalmina Baja and in Linda Vista, plus the occasional plot. Apartments and townhouses in Nueva Alcántara and the pueblo itself come up less often on our list because most of them sell through local Spanish agents, and we say so.
Guadalmina Baja is the beach side of the golf course, with large plots, 1960s and 1970s villas that get rebuilt one by one, and the Guadalmina hotel at the end of the road. Guadalmina Alta, across the A-7, is the same idea at a lower price with the course in the middle. Linda Vista, on the Estepona side of the town, is a grid of family villas on flat plots a few minutes from the beach, one of the few places on this coast where a detached house with a garden still sells for a sensible price. The pueblo and Nueva Alcántara are apartments, and the new build towers along the boulevard have changed the skyline and the prices in the last five years.
San Pedro buyers are mostly families who want the schools and the town without the Golden Mile premium, and older couples who want to walk to a café. Spanish buyers are a larger share here than anywhere else in Marbella. Rental yields on villas near the beach are better than on the Golden Mile because the entry price is lower and the summer demand is the same. New developments in Marbella include the San Pedro projects, and the buying costs are Marbella's: 7 percent transfer tax on a resale until 2027, then 6.75 percent.
