Why the brands are coming to the Costa del Sol

Branded homes became a market of their own in Dubai, Miami and London. Dubai alone has 175 branded residence schemes built or planned, Miami 73 and London 30.1 Buyers there showed they will pay more for a name they trust and the service that comes with it. The same hotel groups and design houses are now bringing that model to the Costa del Sol: 23 active projects and 1,559 homes, with about 1,000 of them due in 2026 and another 600 in 2028.2 Málaga province now has 61% of all branded homes in Spain.5 Marbella, Benahavís and Estepona are growing with them.

Three things keep coming up when the brands explain their choice. Málaga airport, which flies direct to 25 of the 27 EU capitals3 and to Doha, New York and Istanbul, and passed 3 million passengers in a single month for the first time in July 2026.4 A climate that lets people use a home for most of the year, not only in August. And the stretch from Marbella through Benahavís to Estepona, where the golf, the beach clubs and the established high-end communities already are.

Several of the projects below come from the same developer, Sierra Blanca Estates, which has signed Fendi Casa, Dolce & Gabbana, Karl Lagerfeld and Armani on the Golden Mile and a beachfront scheme in Estepona.

What a branded residence is

There are two kinds, and they work very differently once you own one.

Kind 1

Hotel-branded homes

The homes sit next to, or inside, a hotel run by the brand. Owners use the hotel’s staff and facilities: concierge, housekeeping, spa, restaurants.

A hotel
Yes, run by the brand
Services
The hotel’s staff and facilities
Renting
Often a rental programme run by the hotel
Fees
You pay for the service in the community fees

Kind 2

Designer-branded homes

The brand designs the interiors or licenses its name and look to the developer.

A hotel
Usually not
What you buy
The design, the finish and the furniture package
Services
Whatever the developer sets up for the community
Renting
Set by each community’s rules

The difference matters when you sell, when you rent, and when you read the fee budget.

Branded or a normal luxury home?

Renting it outHotel-branded schemes often run their own rental programme; some restrict holiday letsYour choice, within the community rules and the tourist licence
PriceA premium for the name. How much varies by projectSet by the area and the home itself
Community feesHigher: you pay for staff and the brand’s standardsLower, depending on the facilities
If the brand leavesThe name and services can go when the agreement endsNot a risk

Designer-branded homes sit in between: the design is the brand’s, the services depend on what the developer sets up.

Which one fits how you will use it

Not a ranking. The right project depends on how you plan to live in it.

Ready now

You want to see it finished

Finished. You can walk the homes and see how the community runs before you decide.

Keep in mind Most purchases are resales of existing homes.

Hotel service

You want staff to run the home

A hotel team handles concierge, housekeeping and upkeep, also when you are away.

Keep in mind Higher community fees.

Design name

The brand is the reason you buy

The brand shapes the architecture and the interiors, so the look is part of what you own.

Keep in mind Services depend on what the developer sets up, not on a hotel.

Very few homes

You want privacy and low density

Small schemes with few neighbours and little shared space.

Keep in mind Few homes does not mean less risk: check the building licence and the bank guarantee.

Lower entry price

You want the brand for less

The lowest public starting price among the branded homes we sell.

Keep in mind It is in Finca Cortesín, Casares: a resort setting, not Marbella town.

On the beach

You want to walk onto the sand

Frontline or seafront positions in Estepona and Marbella East.

Keep in mind Sierra Blanca by the Sea and Las Dunas are still years from completion.

Not sure which one fits? Tell us how you will use the home and your budget, and we will send you a shortlist with current prices.

What to check before you buy one

  • The premium. You pay more for the name than for a comparable unbranded home. How much varies by project and by brand. Ask what the developer’s own unbranded schemes nearby sell for per square metre and compare.
  • Community fees. Staff, concierge, security and the brand’s service standards cost money every year, and the fees are higher than in an ordinary community. Ask for the fee budget, line by line, and what is included.
  • Renting it out. Some schemes have a rental programme run by the hotel. Others restrict holiday lets altogether. Get the rules in writing before you reserve.
  • Announcement or licence. A brand signing makes the news years before anything is built. Check whether there is a building licence, not only an announcement or an approved urbanisation project.
  • Your deposit. For off-plan homes in Spain, money paid before completion has to be covered by a bank guarantee or insurance policy in your name. Ask for it with every payment.
  • If the brand leaves. Brand agreements have terms and can end. Ask what happens to the name, the services and the fees if they do.

FAQ

Questions people are asking

What is a branded residence?

A home built in partnership with a hotel group or a design house. The brand’s name, design standards and often its staff and services come with the property.

How much does a branded residence cost on the Costa del Sol?

The typical branded home in Spain costs more than €2 million and has over 260 m², according to the Branded Residences Monitor (via idealista, January 2026). The six with public prices run from €1.6 million at Marea to €14.6 million at Ocho de Oro.

Can a foreigner buy a branded residence in Spain?

Yes. There are no special rules for branded homes. You need an NIE number and a Spanish bank account, the same as for any purchase. Our guide to buying property in Spain covers the steps.

How many branded residence projects are there on the Costa del Sol?

A study presented at the Vitur Summit in May 2026 counted 23 active projects with 1,559 homes on this coast, worth close to €2.5 billion.

Which branded residences can I move into now?

EPIC Marbella by Fendi Casa is finished, and Marea at Finca Cortesín finished its first phase in 2024. Most of the others are under construction or still in planning.

Is a branded residence easier to resell?

Not automatically. A known brand can widen the pool of international buyers, but resale still depends on the address, the build quality, the fees and whether the finished project matches what was promised. EPIC Marbella is the one finished project here where resale prices can already be compared.

Is a branded residence a good investment?

It depends on the price you pay over a comparable unbranded home, the fees, and the rental rules of that scheme. Compare all three before deciding.

Can I rent out a branded residence?

Some schemes run a rental programme through the hotel, others restrict holiday lets. The rules differ for every project, so get them in writing before you reserve.

Where are the branded residences on the Costa del Sol?

Most are on Marbella’s Golden Mile and in Marbella East, with others in Benahavís, Finca Cortesín in Casares, Estepona and Sotogrande.

Is the Four Seasons in Marbella being built?

Not yet. Immobel and Fort Partners took control of the project in April 2026 and plan to start selling the homes in 2027.

Who is building the branded homes on the Golden Mile?

Sierra Blanca Estates is behind EPIC (Fendi Casa), Design Hills (Dolce & Gabbana), the Karl Lagerfeld Villas and, with Rafa Nadal’s company, Armani Residences Marbella.
