Oakmond is a new longevity and wellness resort being built on the site of the old Incosol hotel at the eastern entrance to Marbella. In September 2026 its developer, Ilanga Capital, signed a €145 million loan with Goldman Sachs Alternatives to fund construction. The project will have a 140-room luxury hotel, 28 private residences and a medical clinic focused on preventive medicine. Building starts in autumn 2026 and the resort is due to open in the third quarter of 2029.
For anyone who has lived here a while, the name Incosol means something. Seeing money of this size go into that site is one of the clearest signs yet of where the east side of Marbella is heading.

Who is behind it
Ilanga Capital is a private equity group chaired by Pelayo Cortina Koplowitz, who is also CEO of Oakmond. Ilanga bought the Incosol complex in 2023 with the aim of turning it into the first resort of a new international wellness and clinic brand. Design, planning and licences were completed in 2025.
“The agreement with Goldman Sachs Alternatives is an extraordinary endorsement of the vision we started three years ago with the acquisition of Incosol,” Cortina Koplowitz said.
What Oakmond will actually be
This is not a spa hotel with a few massage rooms. The concept is a medical resort:
- A clinic for early diagnosis and personalised preventive medicine, with continuous health monitoring and data analysis to follow each guest over time.
- A 140-room luxury hotel around it.
- 28 private residences, for owners who want access to the clinic and the resort services.
- Large fitness and wellness facilities, and food designed around the same health concept.
- Research into longevity as part of the business.

Whether “longevity” becomes a lasting category or a trend is an open question. What is not in question is that serious capital is betting on it, and that it is betting on Marbella to host it. A few kilometres west, Lanserhof is building its first clinic in Spain at Finca Cortesín, so Oakmond will not be alone.
Why Incosol matters
Incosol opened in 1973 as one of Europe’s first medical wellness hotels. Its first medical director was the Marquis of Villaverde, and over four decades it welcomed guests such as Grace Kelly and Prince Rainier, Salvador Dalí, Michael Jackson and Princess Diana. It closed in 2012 and stood empty for more than ten years.
So Oakmond is less a new idea than a return to what the site was built for, with modern medicine and a much bigger budget.
Next door to the Four Seasons
Oakmond sits right next to the future Four Seasons Marbella, the 32-hectare beachfront resort that Ricardo Arranz created and that Immobel and Fort Partners now control. Read our Four Seasons Marbella article for the details.
Put the two together and the eastern entrance to Marbella, around Río Real and Los Monteros, is looking at two major luxury resorts, new infrastructure and acoustic screens along the A-7 within the next few years. That is a lot of change for one stretch of coast.

What it means for buyers
I will say what I always say: projects like this do not make a neighbourhood overnight, but they do change who looks at it. For years buyers with a high budget went west, to the Golden Mile and Nueva Andalucía. With Oakmond and the Four Seasons, Marbella East gets its own reason to be on that list.
