Vad ar Marbella Centro?
Marbella Centro is the historic core of Marbella town, anchored by Plaza de los Naranjos (Orange Square), a 15th-century square lined with orange trees and flanked by the old town hall. Around it runs the Casco Antiguo, a warren of narrow, whitewashed streets typical of an Andalusian old town, with small squares, churches and a mix of independent shops, tapas bars and restaurants. The area sits close to the coast: Avenida del Mar, a pedestrian boulevard dotted with bronze sculptures by Salvador Dalí, links the old town directly to the seafront and Playa de la Fontanilla.
Living in Marbella Centro means walking to almost everything: the daily Mercado Municipal food market, the beach, Parque de la Constitución, and a dense concentration of restaurants and cafés. Skina, the two-Michelin-star restaurant run by chef Mario Cachinero, is located in the old town. Housing in the area is mostly apartments and townhouses in traditional low-rise buildings rather than new-build developments, which is one of the reasons it appeals to buyers who want an established, walkable town centre rather than a purpose-built residential complex.
Two hospitals serve the area: the public Hospital Costa del Sol and the private Quirónsalud Marbella. Málaga airport (AGP) is roughly 60 km away, about 50-60 minutes by car via the AP-7 toll motorway or the free A-7. A car is useful for reaching international schools, larger supermarkets and golf courses, most of which sit outside the town centre itself, but daily life within Centro does not require one.
Var ligger Marbella Centro?
Vem bor i Marbella Centro?
A mix of long-term Spanish residents who have lived in the old town for generations, retirees and second-home owners drawn to the walkable, café-and-market lifestyle, and international buyers looking for a central-town base rather than a resort-style development. Fewer families with young children than in the newer residential areas further out, given the smaller average unit sizes and older building stock.

What does an apartment cost in Marbella Centro?
Current listings for Marbella Centro and the Casco Antiguo run roughly from €685,000 up to €1.5 million or more for apartments (idealista, Crinoa), which is above the Marbella-wide average asking price of around €6,075/sqm reported by Engel & Völkers in January 2026. A genuinely lower-priced small unit is possible but should be checked against live listings rather than assumed.
Is Marbella Centro a branded or gated development?
No. It is the ordinary town centre and old town of the municipality of Marbella, not a named resort or gated community, so it does not carry the amenities or marketing language of a purpose-built development.
How far is the beach from Marbella Centro?
Playa de la Fontanilla is within walking distance via the pedestrian Avenida del Mar.
Do you need a car living in Marbella Centro?
Not for daily life within the old town, since shops, restaurants, the market and the beach are walkable. A car becomes useful for international schools, larger supermarkets and golf courses, which are located outside the town centre.
