DEWhat is Real de la Quinta?
Real de La Quinta is a 200-hectare residential resort in the mountains above Benahavís, built into the hillside overlooking the Nueva Andalucía golf valley and bordering the Sierra de las Nieves UNESCO biosphere reserve. It is not a single development but a full master plan: a private lake club, a six-hole executive golf course, an incoming five-star hotel, and nine residential phases built out since 2022, developed by La Quinta Grupo Inmobiliario, a Benahavís-based group with more than 30 years in the area.
At the centre of the resort is El Lago Club: a 35,000m2 filtered lake stretching over 400 metres, with a sand beach, non-motorised water sports, a six-hole executive course designed by Ryder Cup player Manuel Piñero, and a wellness club run by Le Max Wellness Club (gym, 25m indoor pool, spa, sauna, hammam, and hot and cold therapy pools). Membership is separate from owning a property and is capped at 450. The lakeside restaurant, Saltao de Mar, serves Peruvian-Mediterranean food. An Angsana hotel, Banyan Tree Group's first in Spain, is under construction on the estate with branded residences alongside it.
Residential phases range from the earliest, Olivos (completed 2022, resale from around EUR850,000), through Quercus, Palmitos, Sabinas and Enebros, to the current flagship, Mimosas, plus the standalone Vista Lago project of 18 sustainable design villas from around EUR6.4M. Serviced plots and custom villa designs are also available directly from the developer. The estate holds BREEAM ES Urbanism certification, the first infrastructure project in Spain to receive it.
Real de la Quinta in 2026
The estate keeps building out phase by phase. The Angsana hotel, Banyan Tree Group's first in Spain, is under construction with 88 rooms and suites and 41 branded residences of 97 to 151 square metres, plus three restaurants, a spa and a kids club. Resale has started to appear from the completed phases: at the time of writing (October 2026) we have two three bedroom homes, a ground floor apartment and a penthouse, between about 1.29 and 2.15 million euros, listed under Real de la Quinta on our Benahavís property page. Who lives in Real de la Quinta?
Buyers at Real de La Quinta skew international: Belgian, Swedish, Canadian, American and broadly Northern European, alongside investors, professionals and second-home owners. What draws most of them is proximity to the Nueva Andalucía golf valley and Puerto Banús (around 15 minutes) without giving up quiet, views and direct access to nature at the UNESCO reserve boundary. The gradual, phased rollout since 2022 has also attracted buyers who want to secure a unit early in a project the developer is deliberately building out slowly rather than rushing to sell out.

What is El Lago Club?
El Lago Club is the resort's central amenity hub: a 35,000m2 filtered lake with a sand beach, a six-hole executive golf course, a wellness club (Le Max Wellness Club) with a heated pool and spa circuit, tennis and padel courts, water sports and the Saltao de Mar restaurant. It's already open; membership is separate from owning a property and is capped at 450.
Is Real de la Quinta finished?
No. The estate has been building out in phases since Olivos completed in 2022. Sabinas, Enebros, Mimosas and Vista Lago are current or recent phases, plots and custom villas are still available, and the Angsana hotel is under construction.
What are property prices?
Resale apartments in the earliest completed phases start from around EUR850,000. Current new-build phases like Mimosas run roughly EUR1.8M to EUR2.7M, and Vista Lago villas start around EUR6.4M. Serviced plots and custom villa designs are also available directly from the developer.
What does the BREEAM ES certification mean?
Real de la Quinta is the first infrastructure urbanisation project in Spain to receive BREEAM ES certification (rated Very Good), covering water and energy management, native landscaping and construction-phase environmental controls.
Is it gated?
The estate is gated at the entrance, and each residential phase within it has its own gate as well.
Which hotel is coming to Real de la Quinta?
Angsana, part of Banyan Tree Group, is building its first Spanish property on the estate: around 90 rooms and suites plus branded residences of 97 to 151m2.
How close is Benahavís village?
About 5 minutes by car. The village restaurants are a major lifestyle draw for residents, alongside El Lago Club on-site.

Can I buy a resale at Real de la Quinta?
Yes. Homes in the completed phases, Olivos among them, come back to the market from time to time. At the time of writing we list two three bedroom resales between about 1.29 and 2.15 million euros, and the new phases are sold directly from plan.
What is Olivos at Real de la Quinta?
Olivos was the first residential phase to complete, in 2022: apartments and penthouses on the slope nearest El Lago Club. It is where most of the resale activity is, because it is the phase owners have lived in longest.
