Above the Nueva Andalucía golf valley, on 200 hectares of private mountainside, one of the most ambitious developments on the Costa del Sol has been taking shape with almost no publicity. Real de La Quinta isn’t a single building or even a single project. It’s a full master plan: a private lake club, a new golf course, a five-star hotel, and seven residential projects being built into the mountain in phases, on a schedule the developer has controlled deliberately rather than rushed.
Where it actually sits
Real de La Quinta is in Benahavís, just above the Nueva Andalucía golf valley. From the gate it’s roughly 15 minutes to Puerto Banús, 20 to Marbella, and 10 to San Pedro de Alcántara for everyday errands, and the drive down avoids the traffic that eats up time elsewhere on the coast road. Access runs past established golf courses and villa estates the whole way, including La Zagaleta and Madroñal.
The estate is gated at the entrance, and every project inside has its own gate as well. Behind the development sits Sierra de las Nieves, a UNESCO biosphere reserve on track to become Spain’s sixteenth national park, land that will never be built on, and that keeps deer as a normal part of the landscape here. A network of hiking and cycling trails runs through the estate and connects out toward Istán and its lake.
El Lago Club

The centerpiece is El Lago Club: a 3.5-hectare filtered lake stretching more than 400 metres end to end, with a real sand beach, wrapped by a six-hole executive golf course designed by Ryder Cup player Manuel Piñero. The club is already open, alongside a wellness club designed by architect Paula Saco and operated by Le Max Wellness Club.
The wellness facilities include a fully equipped gym with personal trainers, a 25-metre heated indoor pool, a hydrotherapy circuit, a 40°C jacuzzi, a 7°C cryotherapy pool, sauna and hammam. Outdoor amenities include two tennis courts, two padel courts, non-motorized and electric water sports on the lake, and a supervised children’s area. Membership at El Lago Club is capped at 450.
The restaurant at the lake, Saltao de Mar, is Peruvian-Mediterranean and run by Grupo Azotea.
The hotel
An Angsana hotel is under construction on the estate, Banyan Tree Group’s first entry into Spain. It will include 88 rooms and suites plus 41 branded residences of 97 to 151 square metres, alongside three restaurants, a spa, a kids club and family pools.
The residential projects
Real de La Quinta has been building out in phases since its first completed project, and current pricing varies sharply by how far along each one is:
- Olivos (completed 2022) — designed by Rodolfo Amieva Jacobson, resale-only, currently listed from around €850,000 up to roughly €1.3 million.
- Quercus — also by Rodolfo Amieva Jacobson, completed, resales currently around €2.25 million for 359-382 m² penthouses.
- Palmitos — designed by Rafael de la Hoz, 40 units across two phases, resales currently between €1.48 million and €1.6 million.
- Sabinas — mid-mountain, direct from the developer, completing in 2027, currently from €1.395 million.
- Enebros — near the top of the estate, a more contemporary build with duplex penthouses, currently listed between €1.29 million and €2.4 million.
- Mimosas — the current flagship, designed by Pablo Villarroel, the architect behind Puente Romano. Villa-sized apartments and duplex super-penthouses from around 300 m², currently priced from €1.8 million up to €2.7 million for the top units.
- Romero — the most recent project, already sold out.
- Parcelas — five serviced plots (12A to 16A), each with 380 m² of buildable area, priced between €1.395 million and €1.845 million, ready to start building with permits and utilities already in place.
- Villas Privadas — two custom villa types available directly from the developer: a 1,140 m² five-floor design and a 543 m² three-floor design.
Separate from the main developer, resales of individual villas within the estate have reportedly traded well into eight figures for the largest plots, and further apartment projects around the Istán lake side of the estate are understood to be planned but not yet announced.
Who’s buying
Buyers here skew international, Belgian, Swedish, Canadian, American and broadly Northern European, alongside a mix of investors, professionals and second-home owners. What draws most of them is proximity to the golf valley and Puerto Banús without giving up quiet, views and access to nature.
Why it’s stayed under the radar
Real de La Quinta is built by La Quinta Grupo Inmobiliario, a developer with more than 30 years building in this part of Benahavís. The slow, deliberate pace of sales here looks like a long game: let the resort and lake club mature before pushing volume. That’s likely part of why a development of this scale has had so little public attention so far, even as individual projects have sold out. The whole estate also holds BREEAM ES Urbanism certification, Spain’s first infrastructure project to receive it, rated Very Good.
