Las Chapas PINE FORESTS AND PRIVACY NEAR THE COAST

What is Las Chapas?

Las Chapas is a residential district in the far east of Marbella municipality, running along the A-7 coastal highway roughly 12 to 15 km from Marbella's town centre. It sits between Elviria to the west and the protected Dunas de Artola nature reserve and Cabopino marina to the east, with the Mediterranean immediately to the south and low, pine-covered hills rising just north of the coast road.

Within that area, Hacienda Las Chapas is a distinct gated urbanisation set in those hills - a guarded community of around 500 villas spread across roughly 8 square kilometres, developed from the 1960s and 70s onward. It's what most agents mean when they refer to "Las Chapas" for security-conscious buyers, though the wider district beyond its gates is more mixed: freestanding villas, townhouses and some beachfront apartment blocks on quiet residential streets.

The overall feel is settled and low-key by Costa del Sol standards - pine forest, generous plots and privacy rather than nightlife or beachfront bustle - while staying a short drive from Elviria's shops, Cabopino's marina and several golf courses.

Frequently Asked Questions

What makes Las Chapas different?

Space and privacy close to the coast. Much of the area sits among pine forest on quiet streets, and the gated Hacienda Las Chapas urbanisation in the hills has around 500 villas on plots typically in the 1,000 to 4,000 sq m range.

What is Hacienda Las Chapas?

A gated, guarded villa community of roughly 500 properties in the hills just north of the coast road, within the wider Las Chapas district. It's a distinct, more exclusive enclave rather than the whole area.

What are property prices?

In Hacienda Las Chapas, smaller or older villas start around EUR650,000 to EUR1 million, with the largest sea-view estates reaching EUR9 million or more. Prices in the wider Las Chapas area vary widely with plot size and distance from the beach.

Is it isolated?

It feels rural in parts but is only 10 to 15 minutes from Marbella centre and a couple of minutes from Elviria's shops and restaurants.

Are there shops?

Very few within Las Chapas itself. Elviria, just to the west, is the nearest commercial centre.

Is building permitted?

Yes, though plot ratios and building restrictions apply, and some surrounding land is protected pine forest.

Is the beach accessible?

Yes - Las Chapas beach and the Dunas de Artola sit on the coast side of the area. Hacienda Las Chapas, up in the hills, is a short drive from the sea rather than walking distance.

Are the roads good?

Main roads are fine. Some interior streets are quieter cul-de-sacs, adding to the residential feel.

Is there public transport?

Limited. A car is effectively essential for daily life here.

Is there a pharmacy in Las Chapas?

Farmacia Optica Maria Jose Fernandez, on Avenida General Lopez Dominguez, serves the area.
