El Rosario is a well-established residential area on Marbella's eastern coast, set between the coast road and the hills, between Los Monteros and Elviria. Most of it was built up during the 1980s and 1990s, and the area reads accordingly: mature gardens, shared community pools, and a mix of villas, townhouses and apartments rather than a single architectural style.
It is not a branded development or golf resort with its own developer — it's an ordinary, long-established urbanisation with a small commercial centre of its own, including a pharmacy, plus direct beach access and easy reach of Santa Clara Golf and the English International College nearby.
Compared with central Marbella or the newer developments further west, El Rosario offers solid value for the location: established communities, generous plot sizes for the era, and a quiet, settled character rather than a resort atmosphere.
El Rosario in 2026
El Rosario sits in the middle of the stretch of Marbella East that had the most news in 2026. Two kilometres east, the Las Dunas plot signed with Marriott for a St. Regis hotel and residences due in 2031; to the west, the Four Seasons at Los Monteros changed hands and moved forward, and Oakmond signed its construction loan for the old Incosol site. On the road, the State closed several A-7 exits in Elviria and Las Chapas on 22 September, which changed how residents of this stretch get home. The beach below the urbanisation is on the Senda Litoral. Our stock here is small, usually a villa or two; at the time of writing (October 2026) a six bedroom villa at just under 4 million euros, on our Marbella property page. Is Urbanización El Rosario the same as El Rosario?
Yes. El Rosario is the name of the urbanisation and of the neighbourhood around it; addresses, the commercial centre and the community all use the same name. It is not a gated estate but an ordinary, long established urbanisation with its own shops and pharmacy.
What is for sale in El Rosario?
