LAS VILLAS SOTOGRANDE is a collection of 49 homes in La Reserva, one of the quietest areas of Sotogrande Alto, beside La Cañada Golf Club and surrounded by protected natural landscapes.

Completion is scheduled for the second quarter of 2028. The payment structure consists of a €10,000 reservation, a further payment completing 15% upon signing the Private Purchase Contract, 15% through deferred payments during construction and 70% upon completion. VAT and other purchase costs are payable separately.

This is a peaceful, low-density environment rather than a walkable coastal location. A car will be necessary for everyday shopping, the marina and the beach, while sea and golf views depend on the position of each individual property.

Sotogrande is not the Costa del Sol. Technically it sits in Cádiz province, 45 minutes west of Marbella, and it has never tried to be anything other than itself: a private, master-planned community where life revolves around polo, golf, sailing and family.

Built from scratch in the 1960s by Joseph McMicking, Sotogrande was conceived as Spain's answer to Palm Beach. Wide avenues, generous plots, strict low-density rules that still hold today. The sporting DNA runs deep. Santa María Polo Club hosts some of Europe's top tournaments every summer. Real Club Valderrama, site of the 1997 Ryder Cup, remains one of the continent's most prestigious courses. La Reserva added a second championship course and The Beach, a lagoon-style club that has become the social centrepiece of the western coast. The marina brings sailing and waterfront dining into the mix.

The community is genuinely international: British, Dutch, Swiss, Scandinavian, American, and a growing number of German families drawn by Sotogrande International School (SIS), one of southern Spain's top IB schools. Unlike Marbella, this is overwhelmingly residential. People live here, know their neighbours, and stay year-round.
