The Palms at Estepona

The Palms at Estepona is designed for buyers who want more than a conventional coastal apartment. Its 78 one to four-bedroom residences combine private outdoor living, an unusually complete wellness offering and a location within walking distance of the beach on Estepona’s developing western side.

The architecture has a softer character than many modern developments. Curved terraces, landscaped roofs and layered planting reduce the visual impact of the buildings, while their orientation has been planned around sunlight, privacy and open green views.

Inside, floor-to-ceiling doors connect the living spaces with the terraces, gardens and solariums. Natural tones, porcelain flooring and wood-effect details create a warm, understated interior rather than an overly minimalist one. Kitchens are delivered with integrated appliances, while principal bedrooms include fitted dressing areas.

The outdoor space varies with each home. Ground-floor corner apartments have wrap-around gardens with private swimming pools and outdoor showers. Penthouses feature rooftop solariums with their own pools and sea views, with an outdoor kitchen available as an optional upgrade. The remaining apartments include terraces designed as a natural extension of the living area.

The communal facilities are one of the project’s strongest features. Residents have access to an outdoor saltwater pool, a heated indoor pool, spa, sauna, hammam, gym and coworking space. These facilities allow the development to work as a permanent residence as well as a holiday home outside the summer season.

Aerothermal hot-water production, zoned ducted air conditioning, electric underfloor heating in the bathrooms and a basic home automation package are included. Each block has lift access to the underground garage, while the gated community incorporates video entry and pre-installation for CCTV.

The beach and coastal path are within walking distance, with supermarkets, schools, the new hospital and local services nearby. Estepona Marina and the old town can be reached in a few minutes by car or by continuing along the coastal path. Estepona Golf and Valle Romano are also close, while Marbella and Sotogrande remain easily accessible.

Completion is scheduled for the first quarter of 2029. The payment structure consists of a €6,000 reservation with VAT included, 20% plus VAT upon signing the Private Purchase Contract, less the reservation amount already paid, 20% plus VAT six months after the start of construction and 60% plus VAT upon completion. Other purchase costs are payable separately.

Private pools are limited to selected ground-floor and penthouse properties, rather than being included with every residence. Buyers should also consider that western Estepona is still developing, which supports its longer-term potential but means further construction can be expected in the surrounding area.

From a market perspective, the project occupies a useful middle ground between a conventional apartment complex and a full residential resort. Its broad range of layouts can appeal to permanent residents, holiday-home buyers and investors, although the more extensive communal facilities are likely to result in higher community fees than a development offering only gardens and an outdoor pool.
