Nueva Alcántara FAMILY NEIGHBOURHOOD BETWEEN TOWN AND BEACH

What is Nueva Alcántara?

Nueva Alcántara occupies the coastal strip between San Pedro de Alcántara town and the Guadalmina area. It is a quiet, residential neighbourhood of low-rise apartment blocks, townhouses and some villas, set back slightly from the beach.

The area benefits from proximity to San Pedro's shops and restaurants while maintaining a calm, suburban feel. A pedestrian underpass connects it to the beach promenade, and the new San Pedro boulevard is within easy reach.

Nueva Alcántara in 2026

This is the part of San Pedro with the new build. At the time of writing (October 2026) we list three projects tagged to Nueva Alcántara: Alcántara del Mar, 26 homes from about 617,000 euros, Salvia II, seven homes from about 945,000, and Blume, two houses from about 4.5 million, all on our Marbella new developments page. Resale appears less often than new build here and we do not have a resale tagged to Nueva Alcántara on the day of writing; what San Pedro has is on our San Pedro de Alcántara property page. The beach side improved this year: Marbella finished the Senda Litoral link between the San Pedro promenade and Puerto Banús, so from the underpass at Nueva Alcántara you can now walk or cycle along the water to the port and beyond, in our coastal path post. Marbella's prices rose more than 20 percent year on year in the first quarter of 2026 according to Tinsa, in our Marbella market post, which is the backdrop to the new build prices above. Golf is five minutes away at Guadalmina, a members' club with two courses, in our golf courses guide. The neighbours each have a guide: San Pedro de Alcántara across the boulevard, Guadalmina Baja and Guadalmina Alta to the west, Linda Vista up the hill and Puerto Banús along the beach to the east, with the town in our Marbella guide.

What new developments are there in Nueva Alcántara?

Three in our stock at the time of writing: Alcántara del Mar, 26 apartments from about 617,000 euros; Salvia II, seven homes from about 945,000; and Blume, two detached houses from about 4.5 million. Nueva Alcántara has more new build than any other part of San Pedro because it still had empty plots between the town and the beach.

Is Nueva Alcántara part of Marbella?

Yes. Nueva Alcántara is a neighbourhood of San Pedro de Alcántara, which is a district of the municipality of Marbella, so Marbella town hall sets the taxes and runs the services. In daily life it is San Pedro: the boulevard, the shops and the schools are five minutes on foot.

Can you walk from Nueva Alcántara to Puerto Banús along the beach?

Yes. The pedestrian underpass under the coast road leads to the San Pedro promenade, and the Senda Litoral link from the promenade to Puerto Banús was finished in 2026. It is about 3 kilometres to the port, flat the whole way, and shared with cyclists.
