Guadalmansa PRESTIGIOUS COASTAL ENCLAVE EAST OF ESTEPONA

What is Guadalmansa?

Guadalmansa is one of the most exclusive residential districts on the Costa del Sol, occupying a prime coastal position east of Estepona town centre. The area has been recognised as the most expensive neighbourhood in Andalusia by average price per square metre.

Estepona town with its charming old quarter, marina and full range of services is a seven-minute drive west. The Kempinski Hotel Bahía sits within the district and provides residents with access to fine dining, spa and beach club.

Andalusia's Most Prestigious Address

Guadalmansa has earned the distinction of being the most expensive residential neighbourhood in Andalusia, with average prices between 7,000 and 7,500 euros per square metre.

Living Alongside a Five-Star Hotel

The Kempinski Hotel Bahía has been a defining presence in Guadalmansa, providing residents with dining, leisure and wellness infrastructure.

Guadalmansa in 2026

Guadalmansa is the eastern end of Estepona, where the municipality meets Marbella at the Guadalmansa river, and the stretch of coast behind it has become the New Golden Mile's evening address: our post on the sunset terraces between Guadalmansa and Estepona covers the five that matter. The beach is one of the seventeen in our Estepona beach guide, quieter and less built up than those in town. The A-7 between here and Marbella is getting acoustic screens, and Estepona's council cut IBI and bin fees in 2026 after clearing its debt. Property here is beachfront villas and apartments around the Kempinski, and it comes up rarely; what we have is on our Estepona property page, with projects on new developments in Estepona. The neighbours, El Velerín, Costalita and Saladillo, Casasola and Atalaya, have their own guides.
