Atalaya is an established residential area set on gently rising terrain between the coast and the foothills of the Sierra Bermeja, roughly halfway between Estepona town and San Pedro de Alcántara. The neighbourhood takes its identity from the Atalaya Golf & Country Club, whose two 18-hole courses, the Old Course dating from 1968 and the New Course opened in 1990, form the green heart of the community. Properties here sit at a slightly elevated position compared to the beachside zones, which means many homes enjoy sweeping views over the Mediterranean, across to Gibraltar and the North African coastline on clear days.
The property mix in Atalaya is varied: classic Andalusian-style villas on large plots sit alongside newer contemporary builds, while several apartment and townhouse complexes offer more accessible entry points. The Atalaya International School, one of the area's key draws for families, is located in the El Marqués urbanisation just off the Benahavís road.
Half a Century of Golf Tradition
Atalaya Golf & Country Club is one of the oldest courses on the Costa del Sol, with its Old Course designed by Bernhard von Limburger opening in 1968. The club has hosted numerous professional and amateur tournaments and maintains a reputation for well-kept fairways and a welcoming atmosphere.
The Advantages of an Elevated Position
Unlike the flat, beachside zones of the New Golden Mile, Atalaya sits on rising ground that delivers two tangible benefits: views and ventilation. Many properties here enjoy panoramic sea views that are impossible to replicate at beach level.
Atalaya in 2026
The Benahavís road, the spine of Atalaya, got a pavement in 2026: a lit, continuous 2.3 km footpath from the A-7 to Avenida La Alquería, with trees and a new neighbourhood shopping centre, Patio de Tramores, at the foot of the road, all in our post on the Benahavís road works. New build keeps arriving along the same corridor. At the time of writing (October 2026) we list Seven Diamonds, five villas from about 1.53 to 2.22 million euros with the developer giving 2027; Atalaya Emotion, apartments and penthouses at about 720,000 to 732,000; and Serene Atalaya, semi detached houses from about 775,000 to 950,000, on our Estepona new developments page. Resales are a two bedroom townhouse in Atalaya at about 525,000 and a two bedroom ground floor apartment in Benatalaya at about 479,000, on our Estepona property page. The two courses, the 1968 Old Course and the 1990 New Course, cost about 78 euros a round and are rated 4.2 on Google from 1,013 reviews, with El Paraíso and Guadalmina within 10 minutes; every course is compared in our golf courses guide. The nearest beaches, El Saladillo and Casasola, have chiringuitos and sunbeds, and El Saladillo has lifeguards in summer, as our Estepona beaches guide shows. For the neighbours read La Alquería and Paraíso Alto up the road, El Paraíso and Bel Air to the west, Cancelada and Costalita and Saladillo on the coast, and Guadalmina Alta on the San Pedro side. The nearest beaches are a five-minute drive downhill. There is no walkable beach access from the Atalaya area.

Most of it is in Estepona municipality, with the upper parts of the course and Atalaya Hills and Atalaya Fairways in Benahavís. Málaga airport is about 50 minutes.
What is Benatalaya?
An apartment complex in the Atalaya area, on the Estepona side, with communal pools and gardens near the golf course and the school. At the time of writing we list a two bedroom ground floor apartment there at about 479,000 euros.
