What is Bel-Air?
Bel-Air is a residential neighbourhood positioned on the southern, beach-facing side of the New Golden Mile between Cancelada to the west and Costalita to the east. What distinguishes Bel-Air is its combination of reasonable pricing, proximity to amenities and a growing sense of community identity. The Bel Air Tennis Club acts as a social anchor.
Bel-Air's position gives it practical advantages. The N-340 with supermarkets runs along the northern edge. The beach is a five-to-eight-minute walk south. Los Flamingos Golf is immediately to the east.
New Golden Mile Living at Accessible Prices
Modern two-bedroom apartments start from around 300,000 euros, while three-bedroom townhouses begin at approximately 400,000. Compare this with front-line beach areas where entry points are two to three times higher.
Bel Air Tennis: More Than a Sports Club
The club has evolved from a sports facility into the social heart of the neighbourhood. Its 13 courts host regular league play and social events.
Bel Air in 2026
Bel Air now has new build at both ends of the price range. Los Miradores del Sol I from about 540,000 euros is the entry, and Imagine, four homes from about 2.4 million, and Ocean 11, nine from about 2.55 million, are the top, all tagged to Bel Air on our Estepona new developments page. On resale At the time of writing (October 2026) we have a three bedroom townhouse at about 585,000 and a six bedroom villa at about 3.5 million, on our Estepona property page. The beach is El Saladillo, five to eight minutes on foot, one of only five Estepona beaches with a lifeguard in summer 2026 and the one with dunes and pines, in our Estepona beaches guide; the sunset terraces along it, Sonora Beach among them, are in our sunset terraces post. Estepona cut property tax again for 2026 after clearing its debt, with the average IBI bill down 50 percent since 2012, in our post on the tax cuts, and Hospiten Estepona, ten minutes west, opened a specialist eye centre in the summer, in our Hospiten post. Padel at the Bel Air club is part of why northern European families buy here, in our padel post. The neighbours have their own guides: Costalita on the beach, Cancelada to the west, Atalaya and Los Flamingos across the A-7, Casasola to the east, and the town in our Estepona guide.
