The property market in Cancelada reflects its dual character. In the village centre, older townhouses and smaller apartments offer the most accessible prices on the New Golden Mile. On the periphery, newer developments have brought a younger, international buyer profile.

What is for sale in Cancelada
Cancelada sells in two layers. The village itself, the streets around the church square and the main road, has townhouses and smaller apartments at the most accessible prices on the New Golden Mile; our resale listings there at the time of writing (October 2026) run from about 550,000 euros for an apartment to 1.3 million for a penthouse. Cancelada in 2026
The village has supermarkets most urbanisations lack (Aldi, Mercadona and Lidl within three minutes on the N-340), a pharmacy on the main street, and the beach a ten minute walk down the hill; our Estepona beach guide covers Playa de Cancelada and its neighbours. Up the road, the new pavement along the Benahavís road gives La Alquería and Atalaya a lit footpath from the A-7, and the A-7 works have changed the drive towards Marbella. Estepona's council cut IBI and bin fees in 2026 after clearing its debt. The neighbours, Bel-Air, Selwo, Atalaya and Costalita on the beach, have their own guides.
