DEWhat is Paraíso Alto?
Paraíso Alto is the hillside section of the older El Paraíso urbanization, rising above El Paraíso Golf Club on the coastal strip between Guadalmina and Estepona. It is the one part of El Paraíso that falls inside the Benahavís municipal boundary: Benahavís itself is a landlocked mountain municipality with no coastline of its own, but its territory dips down to this pocket near the AP-7, while the golf course and the lower, coastal part of El Paraíso sit within Estepona.
El Paraíso Golf Club, which borders the area directly, opened in 1973 as one of the earlier courses built on this stretch of coast, designed by Gary Player and Ron Kirby. The urbanization around it has grown in phases since then, with villa plots dating largely from the 1990s alongside newer building activity on hillside plots higher up. The result is a mix of older villas on mature, planted gardens and more recent apartment and villa construction, rather than a single planned development.
Prices range from around 350,000 euros for a modern two-bedroom apartment with sea views to 3 million euros and above for a detached villa with private pool and panoramic frontage. The area draws mostly Northern European buyers looking for golf on the doorstep, sea views, and a quieter setting than the coastal strip below, within easy reach of Marbella, Estepona and Benahavís village.
Paraíso Alto in 2026
The road is the news. The Benahavís road, which is how Paraíso Alto gets down to the coast, now has a continuous lit pavement along its 2.3 kilometre urban stretch from the A-7 to the La Alquería roundabout, with drainage and traffic calming, a 1.36 million euro job by Estepona town hall once the Junta handed the road over, in our post on the Benahavís road. The same post covers Patio de Tramores, the new neighbourhood shopping centre at the foot of the road with about a dozen shops and restaurants, which for Paraíso Alto means daily errands without the A-7. Buyers here are predominantly international, in line with the wider Benahavís and New Golden Mile corridor, with Northern European nationalities featuring strongly. Golf, sea views and the elevated, quieter setting are the main draws over the busier coastal strip below. The area attracts both full-time residents and owners who use their property as a regular rather than purely seasonal base, reflecting the practical advantages of being close to schools, golf and the AP-7.

Why is Paraíso Alto in Benahavís when El Paraíso is in Estepona?
Because the municipal boundary runs through the urbanisation. Benahavís has no coastline, but its territory reaches down to this pocket above the AP-7, so the upper streets pay their taxes to Benahavís while the golf course and the lower part of El Paraíso are in Estepona. In daily life the whole hill uses the same road, school and shops.
Can you walk anywhere from Paraíso Alto now?
More than before. The new pavement on the Benahavís road runs from the A-7 up to the La Alquería roundabout with lighting, so the walk down to Atalaya Golf, Colegio Atalaya and the Patio de Tramores shops is on a proper footpath. For the beach and the supermarkets in San Pedro or Estepona you still drive.
What is for sale in Paraíso Alto in 2026?
Villas, and not many. We list one five bedroom house at about 3.6 million euros at the time of writing. Most sales here are of older villas being bought to rebuild, and the new build is in the corridor below at Atalaya, from about 720,000 euros at Atalaya Emotion.
