Selwo takes its name from the nearby Selwo Aventura safari park, one of the Costa del Sol's most popular family attractions. The residential area sits on the eastern fringe of Estepona, on the New Golden Mile between the coast and the AP-7 motorway. It is a practical, well-connected neighbourhood that appeals to families and value-conscious buyers.
The area has a mix of established and newer developments, with apartment complexes, townhouses and some villas. The beach is accessible, the AP-7 offers fast links to Marbella (15 min) and Estepona centre (8 min), and the presence of the safari park gives the neighbourhood a distinctive identity.
Buying in Selwo: new build first, resale second
Selwo is the one neighbourhood in Estepona where new build outnumbers resale by a wide margin, and that shapes how you buy here. The projects we currently offer in Selwo include Vanian Park, Vanian Gardens, Australy Aures, Marine Hills, Libella and Balcón del Mediterráneo, apartments and penthouses with views, priced at the time of writing (October 2026) from around 360,000 euros for the smaller phases to over 1.4 million for the top of the hill. Resales in Selwo are fewer: mostly apartments in the first phases finished since 2018, from about 500,000 euros in our listings, and they pay 7 percent transfer tax today and 6.75 percent from 2027. What we have is on our Estepona property page.
Selwo in 2026
Selwo is the part of Estepona that has changed most in five years, and most of what matters to a buyer is recent: the public hospital opened in 2019, the town hall cleared its debt and cut IBI and bin fees in 2026, and the A-7 between here and Marbella is getting acoustic screens and changed exits that affect the daily drive. On the eastern side of Estepona municipality, inland from the New Golden Mile, between the coast road and the AP-7, around the Selwo Aventura safari park. Estepona centre is about 8 minutes by car, San Pedro de Alcántara 10, Puerto Banús 15, Málaga airport about 50.
Is Selwo in Estepona or Marbella?
Estepona. Selwo sits at the eastern edge of Estepona municipality, a few kilometres before the Marbella border at Guadalmansa, which is why it is often marketed as "between Estepona and Marbella".
