What is Nueva Andalucía?

Nueva Andalucía sits just behind Puerto Banús, tucked into a wide valley framed by La Concha mountain to the north and the Mediterranean to the south. It is often called the Golf Valley, and for good reason: five championship courses wrap around its residential streets, making it one of the highest concentrations of golf in southern Europe.

But golf is only part of the story. Nueva Andalucía has evolved into one of the most established international residential communities on the Costa del Sol. The infrastructure here is mature, the roads are good, supermarkets and schools are minutes away, and the mix of nationalities creates a cosmopolitan atmosphere that feels less like a holiday resort and more like a functioning town. If Marbella's Golden Mile is about prestige and Puerto Banús about nightlife, Nueva Andalucía is where people actually live.

The property market reflects this. You will find everything from two-bedroom apartments in gated communities to large detached villas with private pools and panoramic views of the golf courses. Prices range widely, which means buyers at different budgets can find something here, something that is not true of every area in Marbella.

The Golf Valley

Nueva Andalucía earned its nickname for a reason. Five courses sit within the valley: Aloha Golf Club, Real Club de Golf Las Brisas, Los Naranjos Golf Club, La Quinta Golf & Country Club, and La Dama de Noche (a popular 9-hole course with floodlights for evening play). For serious golfers, this is as good as it gets in mainland Spain without needing to drive more than five minutes to your first tee.

Las Brisas and Aloha are both Robert Trent Jones designs and have hosted European Tour events. Los Naranjos offers a slightly more relaxed environment with excellent greens and a well-regarded restaurant. La Quinta, set higher in the valley, has dramatic elevation changes and views toward the sea.

Living here means you can play a different course every day of the week. Annual memberships are available at most clubs, and many residents build their social lives around the clubhouses, where post-round lunches stretch well into the afternoon.

Dining Around Centro Plaza and Beyond

Centro Plaza is the commercial heart of Nueva Andalucía, a small open-air mall that punches above its weight. Ta-Kumi, a Japanese-Peruvian restaurant that has held a Michelin star, sits here alongside everyday essentials like Mercadona, pharmacies, and banks. It is the kind of place where you bump into your neighbours.

Beyond Centro Plaza, the restaurant scene spreads through the valley. Trocadero Sushi Bar on the road to Puerto Banús draws a younger crowd. El Lago, overlooking the lake at the Greenlife Golf Club, is another Michelin-starred option for special occasions. For everyday eating, La Sala in Puerto Banús and the chiringuitos along the beach provide more casual options.

The proximity to Puerto Banús means Nueva Andalucía residents have access to the full range of high-end dining and nightlife without needing to live in it. A ten-minute drive (or a fifteen-minute walk downhill) gets you to the port, and the same distance back brings you to a quiet residential street.

Families and Schools

Nueva Andalucía is one of the most popular areas on the coast for families with school-age children, largely because of Aloha College. Founded in 1982, Aloha is a British international school that follows the English National Curriculum through to A-Levels, with a strong reputation and a waitlist for most year groups. Swans International School, also nearby, offers an alternative with smaller class sizes.

For younger children, several nurseries and pre-schools operate in the area, many of them bilingual. The international community means playdates cross nationalities naturally, and children grow up hearing three or four languages at the school gate.

Beyond school, the area has padel courts, football pitches, and the Funny Beach and Aventura Amazonia parks for weekends. The relatively flat terrain makes it easy for older children to bike between friends' houses within the same urbanization, something parents value in an area where most of the coast requires driving everywhere.

The valley has three golf addresses with their own guides and a dozen named urbanisations between them, and the name on the gate changes the price more than the house does. Starting at the top of the valley.

Las Brisas is the villas around the Real Club de Golf Las Brisas, the private members' course designed by Robert Trent Jones Sr. in 1968, and the most expensive address in the valley: our listings there at the time of writing (October 2026) are villas with four to six bedrooms on plots of about 1,400 to 1,500 m², between roughly 3.9 and 5.8 million euros. La Cerquilla is the villa enclave on the slope between the Las Brisas and Los Naranjos courses and the single place we sell most in Nueva Andalucía: ten listings today, villas and the occasional plot, four to seven bedrooms, plots from about 850 to 2,700 m², roughly 3.4 to 8 million euros.

Los Naranjos is the Robert Trent Jones course of 1977 and the mix of villas and apartments around it, from about 900,000 euros for an apartment to villas in the millions. On the slopes above it sit the Los Naranjos Hill Club and Aloha Hill Club complexes, villas and penthouses with the valley view, and the residential streets of Los Arrayanes, Los Olivos and Alminar de Marbella, where we list penthouses and villas as they come up. Haza del Conde, on the eastern edge beside the Los Naranjos course, has the largest plots in the valley and is being rebuilt house by house.

Aloha is the family address: the Aloha Golf course, Aloha College inside the urbanisation, and a range from apartments around 1.3 million euros to villas near 10 million in our current stock. Lower down, nearest Puerto Banús and Centro Plaza, Cumbres del Rodeo and Altos del Rodeo are the apartment and townhouse complexes where the valley's entry prices are, from about 845,000 euros today, and Vista Real is the apartment complex with the long view back down to the sea.

The Golf Valley in 2026

What has not changed is the reason people come: five courses inside the valley and a dozen more within twenty minutes, which our guide to every golf course on the coast ranks and explains. What has changed is the price of staying: a villa in Nueva Andalucía that sold for the plot value in 2015 now sells for the house, and the valley's asking prices track Marbella's average of around 6,075 euros per square metre, with Las Brisas and La Cerquilla above it and the Rodeo complexes below, as our mid year market outlook sets out. Padel has become the valley's second sport, with the Real Club Padel Marbella and Los Naranjos Padel Club both inside it. For buyers, the practical change is transfer tax: 7 percent on a resale today, 6.75 percent from 2027.

Nueva Andalucía has one of the most diverse international communities on the coast. Scandinavians, particularly Swedes and Norwegians, have been settling here since the 1980s. The British community is well established, and in recent years there has been a notable influx of Dutch, Belgian, and Eastern European families. Spanish families also live here year-round, particularly in the areas closer to San Pedro de Alcántara. The atmosphere is relaxed and residential, with neighbours who know each other, community WhatsApp groups, and a rhythm that revolves around school runs, padel matches, and Saturday lunches at Centro Plaza.
