What is Sotogrande Costa?
Sotogrande Costa is the original, low-lying coastal section of Sotogrande, the flat residential strip between the A-7 motorway and the Mediterranean, set just west of the Guadiaro river mouth. This is where villa life meets the beach: leafy, tree-lined avenues of well-established properties sit minutes from the sand and a short hop from the marina across the river. As the first part of the estate to be developed, it is known for its mature gardens, generous plots and a settled, understated elegance.nnSummer is when Sotogrande Costa comes alive. The polo season at Santa Maria Polo Club peaks with the International Tournament from late July through August, and the beaches and marina fill with a relaxed, international crowd. The area's own beach, Playa Sotogrande, runs west of the river estuary and is home to the Bunker Beach Club, while the wide, Blue Flag beach of Torreguadiaro, just across the marina, stretches around 1.3 km with views toward Gibraltar.
Sotogrande Costa in 2026
The old zone by the port and the beach is the most varied part of Sotogrande on price. In our Sotogrande year round living post, updated with October 2026 asking prices from our listings feed, Sotogrande Costa runs from about 2,800 to 5,000 euros per square metre depending on condition and distance to the water, against 5,500 to 7,000 in La Reserva, and the median resale villa across Sotogrande asked 4,356 per square metre, roughly half of Marbella's 9,007. The reasons families now stay all year are in the same post: Sotogrande International School has more than 1,300 pupils and is adding 20 secondary classrooms, and Puerto Sotogrande was ranked the fifth largest marina in Spain in July 2026 with 1,382 berths, in our marina post. New build on the Costa side is Village Verde, apartments from about 850,000 euros, with the villas at Las Villas Sotogrande in La Reserva from about 1 million, both on our Sotogrande new developments page; resale across the estate is on our Sotogrande property page. Golf for beginners finally arrived in September 2026 with the 9 hole par 3 at The Alto Club, 27 euros a round, in our Alto Club post, and every course from Valderrama down is in our golf courses guide. The other zones have their own guides: La Marina and the port across the river, Sotogrande Alto and La Reserva on the hill, Torreguadiaro along the beach and Alcaidesa towards Gibraltar, with the estate as a whole in our Sotogrande guide.

Excellent. Walkable streets, Sotogrande International School nearby, summer camps, watersports and equestrian centres, and lifeguarded beaches with gentle entry.
What is the difference between Costa and Alto?
Costa is the flat coastal strip close to the beach and marina, the oldest part of the estate. Alto is the elevated, inland section with larger plots, wooded surroundings and panoramic views. Costa is more connected and walkable; Alto is quieter and more private.
How far is the nearest airport?
Gibraltar is around 30 minutes away; Malaga around 1 h 15 min via the AP-7.
Do I need a car?
Beach and marina life work on foot or by bike, but a car is essential for golf, school runs and supermarket shopping.
What is the polo season?
The season runs roughly from late spring to mid-September, with the International Tournament, the Gold, Silver and Bronze Cups, held from late July through August at Santa Maria Polo Club.
Is it lively in winter?
Quieter from November to March, but mild winters mean golf, tennis and outdoor dining continue year-round.

What does property cost in Sotogrande Costa in 2026?
Between about 2,800 and 5,000 euros per square metre on asking prices from our listings feed in October 2026, which makes it the cheapest and most varied zone of Sotogrande. Older villas on the inland streets sit at the bottom of that range and renovated houses near the beach at the top. La Reserva, by comparison, asks 5,500 to 7,000.
Is Sotogrande Costa cheaper than Marbella?
Yes, by a wide margin. The median resale villa in Sotogrande asked 4,356 euros per square metre in October 2026 against 9,007 in Marbella, on asking prices from the Inmobalia network. Those are asking prices, not sales, and Sotogrande is a thinner market, so exits take longer, but the gap is real.
Is Sotogrande Costa a good place to live all year?
It has become one. The international school inside the estate has more than 1,300 pupils and is expanding, the marina is the largest in Andalusia, and La Cañada shopping centre and the port restaurants now trade through the winter. Sotogrande Costa is the zone where you can walk to the port, which is the thing to want if you are here in January as well as August.
