What is El Padrón / Las Lomas?
El Padrón and Las Lomas occupy the lush valley of the Río Padrón, stretching inland from the coast road into the foothills of the Sierra Bermeja. This is quintessential Andalusian countryside: orange groves, cork oaks, old stone bridges and the sound of running water. Country fincas and modern villas on generous plots are the norm.
The Río Padrón itself is a local treasure, with natural pools and waterfalls that draw hikers and families, especially in summer. Despite the rural setting, the coast is barely 10 minutes away, and the AP-7 provides fast connections to Estepona centre, Marbella and beyond.
El Padrón and Las Lomas in 2026
Two things to know about this valley this year. The beach at the bottom of it, Playa del Padrón, is one of only five Estepona beaches with a lifeguard in summer 2026, from 15 June to 15 September, and it has the best accessibility outside town, with adapted changing rooms and amphibious chairs, 1,230 metres long and very quiet on weekdays, in our Estepona beaches guide. And the town hall that runs it cut property tax again for 2026 after paying off 300 million euros of debt, with the average IBI bill down 50 percent since 2012 and a further 3 percent off for direct debit, in our post on the tax cuts. On stock we are plain: our listings feed does not tag homes to El Padrón or Las Lomas as their own area, so the fincas and villas of the valley appear with the rest of the town on our Estepona property page, and the new build along the coast below on our Estepona new developments page. For a country property here the checks that matter are the ones in our four checks post, because rural land has its own rules on what you can build. The coast road below has its own guides: El Velerín and the Kempinski at the river mouth, Punta Plata towards town, Cancelada to the east, and the town as a whole in our Estepona guide.

Frequently Asked Questions
What is the Río Padrón like?
A beautiful mountain river with natural pools, small waterfalls and a popular hiking trail. It is a well-known local beauty spot.
Are there building restrictions?
Most land is classified as rustic, with strict building regulations. Check the PGOU classification before purchasing.
Is fibre internet available?
Limited. Properties near the road may have coverage, but deeper in the valley you will likely need 4G/5G or satellite internet.
Can I keep animals?
Yes, many properties have stables, paddocks and enough land for horses, goats or chickens.
What are property prices?
Fincas and country villas range widely, from u20ac350,000 for modest properties to over u20ac2 million for large estates with land.
Is the road access good?
The main road up the valley is paved and in good condition. Some tracks to individual properties are unpaved.
Is it safe from forest fires?
The valley has experienced fires in the past. Maintain defensible space around buildings and have an evacuation plan.
How far is it to the nearest town?
Estepona centre is about 10 minutes by car, with all services including hospital, schools and supermarkets.
Is there a lifeguard at Playa del Padrón?
Yes, in summer 2026 from 15 June to 15 September, 12:00 to 20:00 daily. El Padrón is one of only five Estepona beaches with the service, and it also has adapted changing rooms, showers, toilets and amphibious chairs, which makes it the most accessible beach outside the town centre.
What are the rules for building on a finca in the Padrón valley?
Most of the valley above the coast road is rural land, where you can usually renovate or extend an existing registered building but not put up a new house, and where a well, a septic tank and an access track need their own paperwork. Check the land classification and the registered footprint before you make an offer. Our four checks post explains what to ask for.
How much is property tax in Estepona?
Lower than it was. The average IBI bill in Estepona has fallen 50 percent since 2012, from around 723 euros to about 556 before the latest relief, with a further 3 percent off if you pay by direct debit in the voluntary period. The town cleared its debt in 2025, so the 2026 budget carries no repayment line.
