Monte Mayor is a gated residential estate perched at approximately 400 metres above sea level on the mountain road between Benahavís and Ronda. The altitude delivers something rare on the Costa del Sol: unobstructed panoramic views stretching from Gibraltar and the African coast to the Sierra de las Nieves, combined with cool breezes and genuine silence. The estate's residential village is known as La Heredia de Monte Mayor.
The development was originally built around Monte Mayor Golf Club, an 18-hole course designed by José Gancedo that opened in 1989 and was known for dramatic elevation changes cut into the hillside. The club closed in December 2011 after its former owner ran into financial difficulty, and the course was left untended for years. A Russian investment group bought the site at auction in 2014 and announced plans to restore and reopen it by 2016, but that work never started, and the course remains closed and overgrown. Villa plots on the estate are set among pine and cork-oak woodland, with architecture ranging from traditional Andalusian cortijos to contemporary designs.
Monte Mayor appeals to buyers seeking privacy, space and a mountain lifestyle that still places them within 15 to 20 minutes of the coast and its established golf courses, rather than to buyers looking for an on-site, playable course.
Monte Mayor in 2026
The question we get most about Monte Mayor is the golf course, and the answer has not changed: it closed in December 2011 and has not reopened, which we list under the closed courses in our golf courses guide. The fairways are green space now, and owners play at Atalaya and La Quinta on the way down to the coast, or at Los Arqueros, where 18 holes cost 80 to 110 euros in 2026 depending on the season. Stock is small because the estate is small. At the time of writing (October 2026) we have two villas tagged to Monte Mayor, a five bedroom house at about 3 million euros and a seven bedroom house at about 8.15 million, both on our Benahavís property page. The access road (BV-8301) is well maintained and paved, though winding. It is not steep by mountain standards but requires care in wet conditions.

Is Monte Mayor a good place to live all year?
Yes, if you want silence and views and do not mind driving for everything. The estate is gated and the air is cooler than the coast, which residents like in July and August. The trade off is that every shop, school and restaurant is a 10 to 20 minute drive, and winter nights are colder than at sea level. It suits people who work from home or are retired, less so families with daily school runs.
