What is Doña Julia?

Doña Julia is a low-rise residential area on the Casares coastline, built up gradually around Doña Julia Golf Club — an 18-hole, par-71 course (5,976m) designed in 2005 by Antonio García Garrido, with sea views from several holes and a clubhouse restaurant. What started as a single golf development has grown into a broader residential corridor, with apartment and townhouse schemes from several independent developers going up around the course rather than one master-planned estate under a single brand.

The area's profile is set to be raised by Conrad Costa del Sol, Hilton's first Conrad-branded property in Spain, under construction on a 50,000 sqm site by Markway Inversiones (Platinum Estates Group) - a rebuild of the long-derelict former Hotel Doña Julia. The project has been repeatedly delayed since first announced in 2019 (an initial 2022 opening slipped to 2023, then a Q3 2025 target that has also passed), so buyers should treat it as a future amenity still under construction, not a currently operating hotel.

Current new-build activity in Doña Julia includes Abril, Alura Living and Hacienda Casares, all independent projects from separate developers. Via Celere's Célere Doña Julia (104 apartments) was also built here but is now sold out, so it no longer represents an available buying opportunity — worth flagging to buyers who come across older listings referencing it as if units were still on offer. Frontline-golf penthouses in the area have traded in the roughly €525,000–€1,500,000 range depending on plot, phase and finish level.

The projects around the course are what is actually for sale here. At the time of writing (October 2026) we offer Camarate Hills, Casares Bay and Abril in Doña Julia, apartments and penthouses from around 245,000 euros to about 500,000, which makes this one of the lowest entry prices for new build on the western coast; they are on our Casares and Manilva new developments page, and resales on our Casares property page. Up the road, Finca Cortesín is in the middle of its biggest expansion since it opened, with a Lanserhof clinic under construction and the first St. Regis Residences in Spain going up, covered in our Finca Cortesín post. A new build pays 10 percent VAT and 1.2 percent stamp duty; a resale 7 percent transfer tax today and 6.75 percent from 2027.

A mix of golf-focused buyers and lifestyle relocators — international buyers drawn by the course and the future Conrad hotel, plus a smaller local/Spanish contingent given the proximity to Casares and Estepona. Mostly second-home and semi-permanent residents rather than a dense year-round community, reflecting the area's newer, still-filling-in development pattern.
