DEWhat is Alquería?
La Alquería sits on the hillside between Benahavís village and the coast, north of Atalaya Golf & Country Club. It's a collection of separate villa developments rather than one branded estate, spread over undulating ground with views toward La Concha mountain, the Guadalmina valley and, from the higher plots, the Mediterranean.
Most of the individual communities that make up La Alquería are gated and privately secured, typically with a manned or guarded entrance rather than an open street plan. That's a different model from a single-perimeter estate like La Zagaleta or El Madroñal, where one boundary and one security operation cover the whole development: here, each community secures its own gate, and the roads connecting them are public. The area is smaller in scale and less formal than those two, but it isn't an open, ungated neighbourhood.
Prices typically run from around €600K for a renovated villa to €4M for a contemporary new-build on a large plot with panoramic views. Atalaya Golf's two courses border the lower part of the area, and Benahavís village, with its restaurants and everyday shops, is a short drive up the hill.
La Alquería in 2026
La Alquería's road finally got its pavement. The urban stretch of the Benahavís road, 2.3 kilometres from the Mar y Monte roundabout at the A-7 to the La Alquería roundabout, now has a continuous lit footpath on the eastern side, rainwater drainage and traffic calming, built by Estepona town hall for about 1.36 million euros once the Junta transferred the road, in our post on the Benahavís road. Colegio Atalaya sits in the middle of the corridor and Patio de Tramores, a new shopping centre with about a dozen units, is at the foot of it, so a villa here is less car dependent than it was. Who lives in Alquería?
La Alquería has a well-established international community, with British, Scandinavian and Spanish families making up a large share of residents. Many have lived here for over a decade, drawn by the combination of gated privacy at the community level, proximity to the village, and easier school access than the more remote hillside estates. Remote workers and semi-retired professionals from Northern Europe have added to the mix in recent years.

Colegio Atalaya (Atalaya Bilingual School), teaching ages 3 to 18, sits in the corridor just below La Alquería. Aloha College, which follows the IB curriculum, is about 12 minutes away.
Can I walk to restaurants from La Alquería?
From some developments you can walk to the village, but most residents drive the short distance to the restaurants in Benahavís.
Is there fibre internet available?
Most modern developments have fibre optic connections. Older properties may rely on ADSL or fixed wireless, though coverage is expanding.
What are the views like?
Depending on the plot, views range from La Concha mountain and the Guadalmina valley to sea views from higher elevations.
How does La Alquería compare to La Quinta?
La Alquería is closer to the village and made up of smaller, separately gated communities rather than one unified development. La Quinta is more golf-centric with a single resort feel, while La Alquería offers a more residential, village-adjacent setting.
Is the Benahavís road sidewalk finished?
Estepona town hall reported it more than 90 percent complete in July 2026, with the continuous lit footpath running the 2.3 kilometres from the A-7 to Avenida La Alquería. The project also added drainage and traffic calming to slow the cars that use the road as a shortcut into the hills.
Is La Alquería in Benahavís or Estepona?
Benahavís, for the gated villa communities that make up La Alquería. The road itself and the lower corridor with Atalaya Golf and Colegio Atalaya are Estepona, which is why Estepona town hall paid for the pavement. Our guide files it under Benahavís because that is where the houses pay their taxes.
What is Patio de Tramores?
A new neighbourhood shopping centre at the foot of the Benahavís road near Atalaya, with around a dozen units of shops, restaurants and family spaces. For La Alquería and Paraíso Alto it means a coffee, dinner or the daily shop without joining the A-7.
