What is Los Llanos?
Los Llanos is a residential area on the eastern side of Estepona town, occupying relatively flat ground between the old town and the New Golden Mile. It combines the convenience of being close to Estepona's centre with a quieter, more suburban feel and easy beach access.
The neighbourhood is well established, with a mix of apartment blocks, townhouses and some villas on larger plots. It is less touristic than the beachfront areas and remains more residential in feel than the golf developments further along the coast, making it a practical choice for families and permanent residents.

Frequently Asked Questions
Is Los Llanos a good area for families?
Yes, the flat terrain, proximity to schools and the hospital, and walkable beach access make it very family-friendly.
What are property prices?
Prices have moved up significantly from older listings. A two-bedroom resale apartment in the Casas del Padrón/Los Llanos area was recently listed at around €497,000, and new-build apartments in the area start from around €620,000, with new-development prices running roughly €5,200-€8,000 per m². Older resale stock can bring the entry point down, but this is no longer one of Estepona's cheapest areas — new construction here now tracks closer to New Golden Mile pricing.
How far is the beach?
Playa de la Rada is about a 5-minute walk from most parts of Los Llanos.
Is it a Spanish or international area?
Predominantly Spanish, which gives it a more authentic, year-round community feel.
Are there parking issues?
Parking is generally easier than in the old town or beachfront areas, with more on-street availability.
Is there much nightlife?
Los Llanos itself is quiet. The port and old town, both within walking distance, have Estepona's restaurant and bar scene.
What public services are nearby?
The public hospital, health centre, bus station and main supermarkets are all within a short walk or drive.
Is it close to the New Golden Mile?
Yes, the eastern edge of Los Llanos borders the start of the New Golden Mile, making it easy to access beach clubs and resorts further east.
