Nagüeles is a leafy residential area on the hillside above Marbella centre, neighbouring Sierra Blanca but at a slightly more accessible price point. The neighbourhood is characterised by established villa plots with mature gardens, set among pine trees with views down to the coast.
Its proximity to Marbella old town, Quirónsalud hospital and the Golden Mile makes it one of the most convenient elevated locations in the municipality.
Nagüeles urbanisation by urbanisation
Nagüeles is the western half of the hill above the Golden Mile and it has three distinct layers. Rocío de Nagüeles is the gated villa urbanisation on the upper slope and the place we list most here: at the time of writing (October 2026) five villas with four to six bedrooms, between about 2.5 and 9.3 million euros. Nagüeles proper, the older streets below it, is established villas on large plots among the pines, where houses are bought for the plot and rebuilt, and where we currently list a 7 bedroom plot at just under 4 million. Costa Nagüeles, on the beach side of the Golden Mile road below the hill, is apartments and penthouses close to the sand; our penthouse there sits around 2.4 million. Nagüeles is also where Armani Residences has its building permit, the first branded project on this side of the hill. East of Nagüeles, Sierra Blanca and Cascada de Camoján are the pricier neighbours; below runs the Golden Mile. Everything we have on the hill is on our Marbella property page.
Nagüeles in 2026
The Golden Mile below Nagüeles had its biggest year in a decade: the Saudi royal family's expansion at Al Riyadh cleared local approval, Armani Residences got its permit, and prices on the hill run well above Marbella's average of around 6,075 euros per square metre, as our mid year outlook explains. For buyers, transfer tax falls from 7 percent to 6.75 percent in 2027, and on a villa here the licence history is the first thing to check, which our four due diligence checks cover.

The gated villa urbanisation on the upper slope of Nagüeles, with large plots, sea views and houses rebuilt over the last decade. It is the most sought after address in Nagüeles and where most of our listings here are, between about 2.5 and 9.3 million euros at the time of writing.
How much does a villa in Nagüeles cost?
In our current listings, from about 2.5 million euros for a villa in Rocío de Nagüeles to 9.3 million for the largest, with plots in the older streets around 4 million. That is below Sierra Blanca next door and above most of Marbella.
Is Nagüeles on the Golden Mile?
It is the hill side of it. The Golden Mile runs along the coast road below; Nagüeles, Sierra Blanca and Cascada de Camoján are the hillside estates above it, and estate agents include all of them when they say Golden Mile. Costa Nagüeles, on the beach side of the road, is the one part of Nagüeles that is literally on the Golden Mile.
