What is La Reserva?
La Reserva Club is a gated, elevated enclave in the hills of Sotogrande, developed by Sotogrande S.A. around an 18-hole championship golf course designed by American architect Cabell B. Robinson and opened in 2003. It sits above the rest of the estate, with views over the Mediterranean toward the Rock of Gibraltar. What put it on the map socially is The Beach, a freshwater inland lagoon club with a sandy shoreline that opened in July 2018 and remains one of the area's busiest spots each summer.
The residential side came in phases. Village Verde established La Reserva as a place to live rather than just play golf, followed by The Seven and The Fifteen. The top end of the market showed itself with Villa NIWA, an ARK Architects commission at The Seven that sold for around EUR 22.5 million. At this point the villa product is largely built out: new launches are occasional rather than an ongoing off-plan pipeline, and what does come to market tends to sell quickly.
The result is a gated, self-contained community organised around golf, wellness and family life rather than one built purely for off-plan speculation. Property here spans modern villas, townhouses, apartments and penthouses, most of them new or recent build.

Most homes in La Reserva are completed and move-in ready. The villa product here is largely built out; new projects come along occasionally rather than as a steady off-plan pipeline, and available units tend to sell quickly once launched.
How far is the nearest airport?
Gibraltar is around 30 minutes away; Malaga is around 1 h 15 min via the AP-7.
Is a car essential?
Yes. The development is spread out across the hills. Some areas around the clubhouse are walkable, but a car is needed for daily life.
What schools serve residents?
Sotogrande International School is the primary choice, with an IB curriculum for ages 3-18. The International Montessori School is also nearby.
