DEWhat is Elviria?
Elviria is a long-established residential district on Marbella's eastern coast, about 6 km — roughly a 10-minute drive — from the old town. It developed as low-density housing among pine trees and cork oaks, and its higher streets look out over the Mediterranean toward Gibraltar and, on clear days, the African coast, with the Sierra Nevada visible inland. On 22 September 2026 the State closed the A-7 accesses at km 190.7 and 191.15 (direction Barcelona) in Elviria; our A-7 update explains what changed.
The district has its own commercial centre with banks, supermarkets and restaurants, and its beach — home to the Nikki Beach Marbella club — sits behind a protected dune system. Golf is available within the area at Santa Clara Golf Marbella, an 18-hole, par-71 course. Several hotels operate locally, including Marriott's Marbella Beach Resort and the Don Carlos Leisure Resort & Spa.
Elviria has long attracted international families and long-term expat residents. English International College is based within the district, and two further international schools — the German school (Colegio Aleman Juan Hoffmann) and ECOS — operate in neighbouring La Mairena, which is often considered part of greater Elviria. The neighbouring Las Dunas plot at Real de Zaragoza was confirmed in October 2026 as the site of a St. Regis hotel and residences, due in 2031; details in our St. Regis Marbella explainer.
Elviria in 2026
Elviria is the commercial heart of Marbella East and now the district with the most new build on that side of town. At the time of writing (October 2026) we list ZEW, 32 apartments from about 690,000 euros, and Sira Homes, six homes from about 870,000, both tagged to Elviria, with Santa Clara Homes from about 1.25 million next door, all on our Marbella new developments page. On resale we have two villas tagged to Elviria, a four bedroom at about 1.65 million and a five bedroom at about 4.75 million, on our Marbella property page. Two things are changing. Three five star hotels are coming to this side of town, the closest being the St. Regis at Las Dunas in Las Chapas, 169 rooms and 151 residences confirmed on 20 October 2026 with the hotel targeted for early 2031, in our St. Regis Marbella post, with the Four Seasons and Oakmond at the town end, in our Four Seasons post and our Oakmond post. And the road: on 22 September 2026 the State closed the A-7 accesses at kilometres 190.7 and 191.15 in the Barcelona direction in Elviria, and the Golden Beach link in Las Chapas, which has changed how residents get home; the town hall has asked for them to be reopened, in our post on the A-7 works. Cabopino, five minutes east, has the best value 18 holes on this stretch from about 62 euros, and Santa Clara is next door, in our golf courses guide. How will the St. Regis at Las Dunas affect Elviria?
Slowly. The plot is at Real de Zaragoza, between Golden Beach and Elviria, with infrastructure works from 2026 and the hotel targeted for 2031. A hotel brand does not lift Elviria prices the day it is announced; what it does is bring buyers who were not looking east before, and over five or six years that shows up in the better villas and front line apartments nearby.
