What is Marbella Este?
Marbella Este (East Marbella) is the broad residential zone stretching from the eastern edge of the town centre toward Río Real and the hospital. It includes a mix of apartment complexes, townhouse developments and some villas, mostly built from the 1990s onward.
The area benefits from good road connections, proximity to Hospital Costa del Sol and several commercial centres. It is a practical, well-serviced part of Marbella that appeals to families and professionals.
Marbella Este district by district
Marbella Este is not one neighbourhood but a string of them between the Río Real and Cabopino, and each has its own guide. From the town end: Río Real, with the golf course and the first of the new hotel projects, where we list new build at Royal River from about 1.2 million euros and The List from about 1.9 million. Los Monteros, the old five star address on both sides of the road, where at the time of writing (October 2026) we have a three bedroom penthouse at about 1.65 million, an apartment at Los Monteros Palm Beach at about 2.45 million and a beachfront villa at about 4.95 million, plus the apartments at Los Altos de los Monteros above the road: Medblue from about 458,000, Quintessence from about 575,000, Origin from about 590,000 and Soul Marbella Sunlife III from about 950,000. El Rosario, villas on the hill with one six bedroom house listed at about 4 million. Las Chapas, beach, pine and the Las Dunas plot, with a five bedroom villa at about 5.9 million and Dunique on the front line from about 5.2 million. Elviria, the commercial heart of the east with the schools and supermarkets, where we have two villas between about 1.65 and 4.75 million and the apartments at ZEW from about 690,000 and Sira Homes from about 870,000. Santa Clara, the golf estate above Elviria. Cabopino, the marina and dunes at the eastern end, with Aruna, Marbella Sunset and Golden Eight between about 1.15 and 1.8 million. Tagged to Marbella Este itself we have three villas between about 3.55 and 6.5 million and the three houses at Villas Sirocco from about 3.4 million. Everything is on our Marbella property page and our Marbella new developments page.
Marbella Este in 2026
For a decade the east had no five star hotel. Now three are on the way, all at the town end of the district. The Four Seasons at the eastern entrance to Marbella, a 105 room hotel with about 127 branded homes on 32 hectares of beachfront, changed hands in spring 2026 and the council approved its urbanisation project in February; sales of the residences are planned from 2027, and the story is in our Four Seasons post. Next to it, the old Incosol is being rebuilt as Oakmond, a 260 million euro longevity resort with a 140 room hotel, 28 residences and a medical clinic, building from autumn 2026 for an opening in the third quarter of 2029, in our Oakmond post. And on 20 October 2026 St. Regis was confirmed for Las Dunas at Las Chapas, a 169 room hotel with 151 residences on 160,000 square metres of beachfront, infrastructure works from 2026 and the hotel targeted for early 2031, in our St. Regis Marbella post. The road is the other change. On 22 September 2026 the State closed the A-7 accesses at kilometres 190.7 and 191.15 in Elviria and the link to Golden Beach in Las Chapas, which has lengthened the drive home for thousands of residents, and the eastern entrance to Marbella is getting acoustic screens on both sides of the A-7 as part of the Four Seasons works, all in our post on the A-7 works. If you are buying in Elviria or Las Chapas, drive the route home before you sign. Marbella's own numbers are in our Marbella market post, and the town as a whole in our Marbella guide.

Frequently Asked Questions

What are property prices?
Among the most accessible in Marbella. Apartments from €200,000, townhouses from €350,000.
Is it close to the hospital?
Very close. Hospital Costa del Sol is within 3 minutes by car.
Is there a beach?
Yes, Playa Real de Zaragoza is a wide sandy beach with chiringuitos and services.
Is it noisy?
Traffic on the A-7 can be audible from some properties, but most residential streets are quiet.
How far is Marbella centre?
About 5 to 8 minutes by car, or a 20 minute walk to the old town.
Are there shops?
Yes, several commercial centres with supermarkets, pharmacies and everyday services.
Is public transport available?
Yes, regular bus services connect to Marbella centre and along the coast.
How many people live in Marbella?
About 173,000 registered residents at the start of 2026, according to the town hall padrón, of whom roughly 36 percent are foreign nationals. The last official INE figure was 156,295 on 1 January 2023, so the town has been growing by several thousand a year. Marbella Este, from Río Real to Cabopino, is one of the most populated parts of the municipality outside the centre and San Pedro.
Is Marbella Este a good area for families with children?
Yes, and it has been for forty years, because the schools and shops were here before the hotels. The English International College and Colegio Alborán are in Elviria and Las Chapas, Swans International is at the town end, and Mercadona, Lidl, Carrefour and Supercor are all within the district. The beaches are long and the water is calmer than on the Golden Mile. The one thing to check is the A-7 access to your urbanisation, because several exits in Elviria and Las Chapas closed in September 2026.
Which A-7 exits in Marbella Este are closed?
Since 22 September 2026 the State has closed the accesses at kilometres 190.7 and 191.15 in the Barcelona direction in Elviria and the link between the A-7 and Golden Beach in Las Chapas. Marbella town hall has asked the Ministry to reopen them until a service road is finished. Our post on the A-7 works has the detail and we update it when anything changes.
Which new hotels are coming to Marbella Este?
Three. The Four Seasons at the eastern entrance to town, with about 127 branded homes and residence sales planned from 2027. Oakmond, a longevity resort with a 140 room hotel and 28 residences on the old Incosol site, opening in the third quarter of 2029. And the St. Regis at Las Dunas in Las Chapas, 169 rooms and 151 residences, with the hotel targeted for early 2031. None has published residence prices yet.
What is the cheapest way into Marbella Este in 2026?
New build apartments at Los Altos de los Monteros, above the A-7 behind Los Monteros, which start at about 458,000 euros at Medblue and about 575,000 at Quintessence in our stock. In Elviria, ZEW starts at about 690,000. Resale apartments in the older urbanisations of Elviria and Las Chapas sell for less, and we can send you what is available on the day you ask.
